Yes. Lease102 is built for UK SMEs from 1 lease (Starter, £20 per month + VAT) up to 225 leases (Portfolio, £295 per month + VAT), with an Enterprise tier above and a capacity add-on if you need a few more. Small businesses get the same FRS 102 calculation engine, AI document extraction, audit trail, and ERP exports as larger users, just at a lower price point. No long-term contract.
Does Lease102 work for industries like manufacturing, retail, or property?
Yes. Lease102 is industry-agnostic for FRS 102 reporters. Manufacturing firms with vehicle and equipment leases, retailers with property portfolios, and professional-services firms with office leases all use the same calculation engine. Asset-class tagging lets you group leases by type (property, vehicles, equipment, IT) for reporting.

Does it handle lease modifications and remeasurements?
Yes. Index changes, rent reviews, term extensions, scope reductions, and full remeasurements are all supported, with the correct discount-rate treatment applied automatically, whether the change is a reassessment (FRS 102.20.68-20.69) or a modification (20.70-20.73).
What lease disclosures does it produce for the accounts?
The lease disclosure notes are generated from the same figures that produce your journals, so the notes and the ledger cannot drift apart: interest expense, total cash outflow for leases, and which discount rate types were used and in what proportion. Where you have applied the short-term or low-value exemptions, the related expense and commitment figures are produced too. There is also a statutory Right-of-Use Assets note (cost, accumulated depreciation, net book value) as PDF for the audit file and Excel for accounts production. Each report states on its face what it excludes.
Does it handle UK quarter day rents?
Yes, including English, Scottish and Irish quarter day calendars. A lease that commences mid-quarter is apportioned rather than charged a full period, and the final broken period is apportioned the same way. You can convert an existing lease onto a quarter day calendar from the lease form.
Can it charge a quarterly lease monthly in my management accounts?
Yes. One organisation-level setting spreads a quarterly, half-yearly or annual lease across every month, so the profit and loss does not lurch every third month. It allocates the charge across the months, it never re-prices the lease, and it is off by default for every organisation.
What happens when the rent changes part-way through the term?
Rent that changes over the term is priced as the lease states it: rent-free openings, a reduced rate for a defined period, stepped increases, and pre-agreed fixed uplifts worked out from the clause rather than estimated. A reduced rate is held as a rate over a span of dates rather than being treated as though the rent were free, which is the more common source of error.
